Columbia Threadneedle Real Estate, through its Threadneedle Property Unit Trust (TPUT), has made its first investment in natural capital with the acquisition of Carlshead Farm, a 490-acre estate in North Yorkshire. The investment will support the fund’s decarbonization ambitions and provide exposure to the U.K.’s Biodiversity Net Gain (BNG) market, which has the potential to generate attractive long-term returns for investors. Supported by environmental regulation and growing demand for nature-based solutions, the market also offers diversification benefits within a real asset portfolio.
The acquisition, which will be managed by NatureReturn, a natural capital asset manager led by Ed Harden and Gesina Dybdahl-Ovesen, reflects TPUT’s conviction that natural capital is emerging as an important new asset class for institutional investors.
