American Realty raises $3.9b for open-end funds
American Realty Advisors has raised approximately $3.9 billion in equity commitments for two open-end funds.
The firm's American Core Realty Fund has raised approximately $3.7billion, according to a filing with the SEC. The fund invests primarily in high-quality core stabilized income-producing properties located in or near major metropolitan markets nationwide that demonstrate growth potential and/or supply constraints. The fund is diversified geographically, economically and by property type. The core fund achieves this by acquiring institutional quality multi-tenant office, industrial, retail, and multifamily properties in the middle-market range, $20 million to $150 million. Targeted investments will be substantially leased properties with minimal deferred maintenance needs.
In addition, American Realty has fundraised $203.9 million for its American Strategic Value Realty Fund, according to an SEC filing. The fund launched in 2008. American Realty’s value-added strategy is opportunity-based with a secondary goal of diversification to reduce overall investment risk. Investment structures are expected to include direct equity investments and joint ventures, mezzanine/participating debt, preferred equity, and senior and subordinate debt structures.
American Realty is an investment adviser and a leading provider of investment management services to institutional investors. The firm has more than $5.3 billion in assets under management. The firm’s portfolios include office, industrial, multifamily, retail and other properties nationwide, all of which are managed on behalf of American Realty’s clients.
