Barings has completed the sale of new class A logistics warehouse in Italy to a German asset manager on behalf of one of its value-added funds.
The asset is owned through an Italian real estate fund managed by Savills IM SGR, and the sale marks the successful execution of the business plan set out ahead of the initial underwriting.
San Giorgio Bigarello is a prime location within the Mantova emerging logistics submarket, with excellent accessibility to the A22 motorway and just 1.5 kilometers (one mile) from the tollgate Mantova Nord, where important international tenants have relocated to in the recent past.
Construction of the 37,500-square-meter (403,646-square-foot) warehouse started in first quarter 2024 and was completed in May 2025, on time and on budget. The warehouse was pre-let during construction to an important international third-party logisitics (3PL) at an estimated rental value (ERV) above initial underwriting. It is LEED Gold certified.
