Richard Hill is a Senior Managing Director and Global Head of Research & Strategy for the Principal Asset Management real estate team. In his role, he’s responsible for developing the house view on the state of the global CRE cycle, how it’s impacting valuations, and what that means for asset allocation decisions. He advises portfolio management teams across equity and debt, as well as public and private on investment strategies developed through a relative value framework. As leader of the real estate global research team, he oversees both quantitative data analytics and fundamental research that forecasts growth and returns for property types across global geographies. Rich joined Principal in 2025 with 24 years of industry experience, most recently serving as Head of Real Estate Strategy & Research at Cohen & Steers Capital Management. Prior to this role, Rich was Head of Commercial Real Estate Research at Morgan Stanley where he was responsible for REIT equity research, CRE debt strategy, and macro property research. Throughout his career, he has led real estate investment strategy and portfolio management, advising global institutional clients, developing proprietary valuation models, optimizing asset allocation, and driving thought leadership on market trends and innovation. He is a regular commentator in print, radio and television regarding the commercial real estate market. Rich received his Bachelor of Science in Business Administration from Georgetown University.

Maria joined the firm in 2018 and has nearly 20 years of industry experience. She specializes in real assets with a focus on real estate investment idea generation and due diligence in North America and Europe. Her responsibilities also encompass managing real asset portfolios for clients and researching trends that impact the real assets industry. She works across various structures such as funds and co-investments, and collaborates with US pensions, endowments, foundations, and family offices.
Maria is also a member of the Real Asset Investment Committee, where she plays a pivotal role in sourcing and monitoring real asset investments, including real estate, infrastructure, and global natural resources. Additionally, she serves on several industry committees and advisory boards, including as Global Co-Chair of the CA Women Employee Resource Group and a member of the CA DEI Council. Before joining Cambridge Associates, Maria held positions at Bain Capital Real Estate (formerly Harvard Management Company’s Real Estate Investment Group), DESCO Group (real estate operator of the Schnuck Markets grocery chain), and Altus Group. Her experience includes direct real estate investment, portfolio management, and asset management. She also worked as a designated commercial appraiser, conducting property valuations, due diligence reports, and feasibility studies.
Maria earned her MBA in Finance from Washington University and her Bachelor of Commerce in Housing and Real Estate Management from the University of Guelph, Canada.
