New planning rules introduced by the UK government will allow developers to build housing closer to England’s train, tram and underground stations in an attempt to boost residential development.
In its updated national planning policy framework, the government says homes that are built within a 10-minute walk of transport hubs will be fast tracked through the planning system, with national policy appearing to override any conflicting local authority policies on development. Developers will also be allowed to build on green belt sites should they be deemed to be close enough to transport links. The governments says the change will make better use of underdeveloped land around stations while creating jobs and unlocking investment.
In addition, the new rules allow for a more flexible approach to density, replacing the draft framework’s fixed range of 40 to 50 dwellings per hectare to 35 to 45 dwellings per hectare. The revised framework has also removed the previously
