Ardian Real Estate has made its first U.S. real estate investment with the acquisition of 715–717 Fifth Avenue in New York City, marking the company’s entry into the U.S. luxury market. Announced in December 2025, the deal represents the second joint venture between Ardian and luxury group Kering.
The property, located on one of the world’s most prestigious shopping avenues, features multi-level luxury retail space totaling approximately 115,000 square feet. The transaction is valued at $900 million.
This acquisition follows Ardian and Kering’s first joint venture in Paris, which included Hôtel de Nocé at 26, Place Vendôme and two buildings on the Avenue Montaigne (35–37 and 56). In that deal, Ardian took a 60 percent stake while Kering retained 40 percent, establishing a partnership structure that now has been replicated in New York.
