Time Equities (TEI) has launched its TEI Diversified Income & Opportunity Fund VII, a new private real estate investment fund designed to provide accredited investors with access to a diversified portfolio of income-producing and value-oriented real estate assets throughout the United States and select international markets.
Building on nearly 60 years of real estate investment, Fund VII reflects TEI’s consistent approach of balancing current, tax-efficient income with long-term capital appreciation, while remaining nimble enough to capitalize on market dislocations and new opportunities.
Fund VII is seeking to raise up to $150 million in total equity commitments, with a minimum investment of $25,000. The fund aims to deliver current income, paid quarterly, at a minimum 6 percent annual rate of return, along with additional upside from excess cash flow from operations, refinancings and asset sales over the life of the fund.
