Stockbridge’s Niche Logistics Fund has completed the buyout of a 10 percent interest in a large-scale industrial outdoor storage (IOS) portfolio previously held through a joint venture between the fund and an operating partner. The transaction represents a portfolio valuation of nearly $900 million.
The portfolio comprises 58 industrial outdoor storage assets across 18 major U.S. markets, totaling approximately 644 acres and 1.6 million square feet of building space. Key markets include the Inland Empire, Calif.; Dallas-Fort Worth; Colorado; Atlanta; and Phoenix. These markets continue to benefit from sustained logistics demand, population growth and supply constraints. The 58 assets represent a portion of the broader Stockbridge IOS portfolio, consisting of 128 total properties.
