Skyline AI acquires residential building complex in Roswell, Ga.

Skyline AI and a local Atlanta operating partner have acquired a residential building complex after closing an AI-based real estate deal valued at $57 million. 

The 396-unit, garden-style apartment community, located minutes from one of the sought-after submarkets in the Southeast, Roswell, Ga., is positioned strategically in one of Atlanta’s most affluent micro markets.

Using its ensemble of machine learning models to illuminate deep asset data, Skyline AI further vetted the asset as a legitimate value-add opportunity by processing scraped data from review sites with natural language processing (NLP). Online reviews of the asset were flagged by the system as indicating an opportunity for optimization.

As a dynamic urban center and the 10th-largest metro economy in the United States, Greater Atlanta stands out as the ideal hub for real estate opportunities. Its growing economy, excellent rent to income ratio, and mild climate attracts both families and young professionals. The city consistently ranks among top U.S. metro areas for both population growth (7.6 percent over the last five years) and job creation (1.9 percent over the last year), far exceeding the national average. Further, Roswell is one of the most sought-after suburbs in greater Atlanta, with steady population growth, a lower unemployment rate and higher median income per capita when compared to the U.S. averages.

The deal marks Skyline AI’s second AI-based real estate deal; its first occurred last year when the company acquired two residential building complexes in Philadelphia with a local partner. The assets acquired were recommended by Skyline AI’s algorithm. ​
