The Harkham Family, a Beverly Hills hotelier, has acquired a 132,037-square-foot class-A creative office property in Westlake Village, Calif., for $35.1 million.
Westlake Village is an affluent community of more than 8,000 residents. The property, 2625 Townsgate, is one of the most desirable office buildings in the community with floor-to-ceiling glass, a high-profile tenant roster and creative office features that mirror trophy creative buildings in San Francisco and prime Los Angeles. The building caters to the growing tenant demand for life-sciences space in the Conejo Valley due to its close proximity to Amgen and other leading pharmaceutical companies.
JLL Capital Markets brokered the acquisition and arranged $21.06 million in financing for the property, representing the Harkham Family, which was in an exchange from its $200 million sale of the Luxe Rodeo Drive Hotel in Beverly Hills, Calif., in December 2021. JLL also simultaneously secured a differentiated 10-ye
