Four Springs TEN31 Xchange acquires Amazon-leased sortation center in Georgia and launches $58.93m industrial DST offering

Four Springs TEN31 Xchange (FSXchange), a sponsor of Delaware statutory trust (DST) investment programs and 1031 replacement properties, has announced the acquisition of a 278,670-square-foot Amazon cross-dock sortation center in Appling, Ga., and the concurrent launch of FSX Industrial 36, DST, a $58.93 million all-cash offering available exclusively to accredited investors. The facility is leased to Amazon.com Services and guaranteed by Amazon.com, under a long-term net lease with annual rent escalations.

The Appling facility, known within Amazon’s network as AGS5, is a class A cross-dock sortation center completed in 2021 on a 46.38-acre site within the White Oak Business Park along Interstate 20. It sits immediately adjacent to AGS1, Amazon’s 2.7 million-square-foot multi-story sortable fulfillment center, making it an operationally load-bearing node in Amazon’s regional fulfillment-to-delivery flow across eastern Georgia and western South Carolina.
