AI drives demand for semiconductor manufacturing space

On a global basis, demand for semiconductor space has grown significantly in the past decade, and the rise of artificial intelligence (AI) is likely to drive even more demand.

According to JLL, capital expenditures in the semiconductor industry have been on the rise, and there is a strong correlation between rising capex and a growing need for space. JLL reports semiconductor capex rose to 18.5 percent in 2022, up from 13.4 percent in 2018.

For example, Taiwan Semiconductor Manufacturing Co. (TSMC) invested more than $36 billion in capex in 2022, and NVIDIA invested nearly $1 billion in capex in 2022.
