Clarion Partners JV to build 1msf logistics park in California

Seefried Industrial Properties, in a joint venture with Clarion Partners, is set to develop Tracy Logistics Park, a more than 1 million-square-foot speculative office and warehouse project in East Tracy, Calif.

Located at the northeast corner of Grant Line Road and Chrisman Road, the new project will total 1.13 million square feet of office and warehouse space in three buildings consisting of 260,000 square feet, 517,000 square feet and 353,000 square feet, respectively. Together, the project will offer tenants the opportunity to occupy space ranging from 18,000 square feet to 1.13 million square feet.

Buildings will feature tilt-up construction, have clear heights ranging from 32 feet to 36 feet, 185-foot truck courts, 339 trailer spaces combined, an ESFR sprinkler system and ample parking.
