The U.S. logistics sector is showing clear signs of recovery. Prologis’ latest data suggests a turning point is now in sight in the firm’s Industrial Business Index.
Warehouse activity has continued to expand through first quarter 2026, with the IBI Activity Index holding firmly in growth territory. This resilience, despite geopolitical uncertainty, reflects sustained underlying demand, led by advanced manufacturers and supported by a rebound in retail and services.
Demand for logistics space is strengthening just as new supply slows to its lowest level in a decade. This imbalance is expected to tighten vacancy levels and increase competition for prime, well-located assets over the remainder of 2026.
Looking ahead, demand is set to remain durable, underpinned by a broadening customer base.
