Amenities galore: Going beyond the basics for tenant satisfaction is crucial for maximising investment returns
The top floor of any skyscraper is the crown jewel, often home to penthouse homes and office suites that command premium rents. At The Spiral, a 66-storey office tower in Manhattan, the top floor has become a trademark amenity not only for a few elite tenants but for the entire building.
Tishman Speyer decided to carve out space from a mechanical floor to build an amenities space. The result is ZO Clubhouse, a fully furnished lounge offering sweeping views of the city where people can gather for a happy hour, team meeting or game of billiards. The ZO Clubhouse also demonstrates how landlords are raising the bar in their amenity offerings as a means to create strong places that draw people, attract and retain tenants, and add value to real estate.
