UK BTR investment volumes down in H1 2023 but outlook remains positive

A total of £1.9 billion (€2.2 billion/$2.4 billion) of investment was deployed into the U.K. build-to-rent (BTR) sector in the first half 2023, down from £2.4 billion (€2.8 billion/$3 billion) in the same period last year, according to CBRE.

After an encouraging first quarter, investment volumes for second quarter 2023 reached £830 million (€962 million/$1 billion) down 41 percent from second quarter 2022. Key transactions included L&G’s forward funding of the Loft Lines BTR scheme in Belfast and the forward funding of Lower Essex Square, Birmingham.

The first half of 2023 saw the highest level of investment into single-family housing (SFH) on record, with £408 million (€473 million/$515 million) of investment in the first half of the year and £300 million (€348 million/$379 million) of SFH assets under offer.
