The hot sector of cold storage: Why the segment is attracting investors’ attention

Over the past decade, the real estate market has been undergoing an evolution, shifting its exposure from core property types to those largely considered alternative sectors. These alternatives share a common characteristic: They all are benefiting significantly from emerging consumer preferences, demographic changes and technology developments. One of the newest kids on the block garnering investor attention is cold storage. This meaningfully fragmented industry is ripe for institutionalization and consolidation. Its demand is driven by the growing global population and our evolving food preferences; its supply, however, is hampered by high barriers to entry, resulting in attractive and sustainable fundamentals for real estate owners. Moreover, rapidly evolving technological advancements are powering sophisticated solutions platforms, creating competitive advantages for the winning cold storage investors.
