Good manufacturing practices: An in-depth analysis of life sciences GMP real estate

The life sciences industry has seen unprecedented growth in the last few years. Record levels of venture capital funding and the increase of focus on public health have led to rapid growth in the pharmaceutical industry. As a result, tenant demand from life sciences companies has increased quickly. Commercial real estate investors have recognized this shift and have allocated record amounts of capital to providing space for these tenants. However, as discussed in ORG’s previous white paper on the topic, Life Science Real Estate — Where Money is Moving Fast, published in November 2021, many investors have failed to distinguish the two main types of life sciences real estate: research and development (R&D) facilities and Good Manufacturing Practice (GMP) facilities. In this article, we will take a deeper dive into life sciences GMP real estate and the role it can play in a real estate portfolio.
