Robust rent growth and high occupancy — buoyed by a supply/demand imbalance in the rental housing market — continue to provide a strong incentive for investors in the rental housing market, explains Michael Joyce, managing director, research and strategy, for Greystar, in an interview published in the January issue of Institutional Real Estate Americas. High housing purchase prices and the fact that housing is not a discretionary expense continue to support these fundamentals. Joyce also explains the firm’s rationale behind its expansion in the life sciences and logistics sectors. “The demand fundamentals for class A lab space are bright green,” says Joyce. “The funding is less cyclical than you might think, and that funding is better than ever.” That said, the sector still requires a very tactical, “rifle-shot” market strategy.
