What constitutes a desirable light-industrial location has changed, with demand for just-in-time delivery, according to Rene Circ, co-managing partner and chief operating officer for GID Industrial. “Immediacy has become the expectation, in both the business-to-business and the business-to-consumer segments. Being geographically close to the end consumer is paramount to meeting this expectation,” says Circ in an interview published in the November issue of Institutional Real Estate Americas. Circ continues, “GID aims to build a portfolio that has sustained occupancy and, at the same time, potential for continued rent growth. The best way to achieve such a portfolio is to be in irreplaceable locations.
