The current market conditions have offered some real estate debt investors arbitrage opportunities that deliver higher returns with lower risk. A report by CrossHarbor Capital Partners’ Richard Flohr, managing director and portfolio manager, and Matthew Klein, director, titled, A free lunch — How current market conditions can generate alpha for real estate debt investors, discusses how some debt investors are benefitting today. “Credit spreads tend to tighten at the peak and widen at the trough, creating an opportunity for lenders and real estate debt investors to earn alpha in the form of mispriced option spreads when real estate values are in correction mode,” note the authors of the report, which was published in the March issues of Institutional Real Estate Americas, Institutional Real Estate Europe, and Institutional Real Estate Asia Pacific.
