NBS Alliance completes first closing of new value-add, opportunistic fund

by Kali Persall

NBS Alliance, the joint investment platform of real estate investor NAS Invest, private bank Bergos and consulting firm Sollors & Co., has launched a new value-add and opportunistic fund.

NBS Total Return Opportunity Fund I is NBS Alliance’s first investment product. The Luxembourg-based Reserved Alternative Investment Fund (RAIF) invests in commercial real estate with a focus on office properties in major German cities. The fund has a target equity volume of €100 million ($107 million).

NBS Alliance already has received about €30 million ($32 million) of equity commitments in a first closing. The fund also already has made its seed investment: the acquisition of the Horizon Tower in Eschborn, Germany, which was closed within a club deal in fall 2022.
