M7 Real Estate acquires two urban logistics assets in Poland

M7 Real Estate, a pan-European investor and asset manager, has announced the acquisition of two modern urban logistics schemes, known as the DUO portfolio, in the Upper Silesia region of Poland, on behalf of M7 CEREF II. The seller was Polish developer 7R.

The acquisition of the DUO portfolio, comprising a total of 22,500 square meters (242,000 square feet), is in line with the fund’s strategy of targeting value-add and core-plus logistics, industrial and office investments in the key central European markets of Poland, Hungary and Croatia.

The first property is a 13,000-square-meter (140,000-square-foot) class A warehouse located in Siemianowice, 8 kilometers (5 miles) north of Katowice. The asset was constructed to a high standard in 2018 and is fully leased to two tenants.

The second property is located in Sosnowiec, 5 kilometers (3 miles) northeast of Katowice, and comprises 9,500 square meters (100,000 square feet) of modern warehouse space, built in 2015
