Garrison completes final close for first real estate lending fund

by Kali Persall

Garrison European Real Estate Lending Fund I, managed by New York–based Garrison Investment Group, has completed a final close with $110 million in capital commitments, meeting its fundraising target.

Garrison is a middle-market credit, distressed and asset-based investor that invests across most major property types, including hospitality, retail, senior housing, office and industrial assets and portfolios.

Launched in 2018, the closed-end fund will invest in debt secured by real estate properties throughout Europe.

The firm’s debt business provides “floating-rate first-mortgage loans, B-notes, mezzanine debt and preferred equity in the United States as well as nonrecourse solutions to European borrowers seeking to either effectuate a discounted payoff or acquire new property.”

Garrison is also raising capital for its Real Estate Fund IV, which is seeking to raise $500 million for value-add investments across the country.
