Commercial real estate investment volume stabilizes at $90b in Q3

Commercial real estate (CRE) investment volume stabilized at $90 billion in the third quarter, according to a third quarter report by CBRE. CRE volume decreased by 5 percent quarter-over-quarter and 2 percent year-over-year in the third quarter to $90 billion. By comparison, in third quarter 2023, markets saw a 49 percent decline in investment volume from the same period of 2022.

Portfolio sales saw an increase of 33 percent to $20 billion, but single-asset sales fell by 1 percent to $70 billion. Trailing-four-quarter volume dropped 15 percent year-over-year to $351 billion.

Lending activity has improved, according to the CBRE Lending Momentum Index, which measures loans originated or brokered by CBRE. This index shows a 13 percent increase quarter-over-quarter and a 15 percent increase year-over-year.
