A closer look at property-specific funds
Sector-specific real estate funds have become a great opportunity over the past few years for investors to target their investments in particular property sectors. Property-specific funds make up 121 of the 361 funds listed in the fourth quarter 2023 IREI.Q Funds in the Market report (a sampling of the more than 1,000 institutional real estate funds currently seeking to raise capital that are being tracked in the IREI.Q database). Currently, these property-specific funds are seeking to raise an aggregate of approximately $71.5 billion.
Residential funds make up the largest part of the 121 funds, with 49 residential-focused funds currently seeking to raise approximately $27 billion. The largest residential fund currently fundraising is Waterton’s Waterton Residential Property Venture XV.
