by Andrea Zander

Despite a decline in volume, returning students and resilient rent collections kept student housing transactions moving, according to Walker & Dunlop in its student housing 2020 year-end report.

With $3.49 billion of individual transactions and $1.22 billion of portfolio transactions, 2020 total sales volume was $4.71 billion, which represents a 45 percent decrease over the prior three-year average. Investors predict 2021 will see an uptick in activity to the prior year’s levels, with a total of $6 billion to $10 billion.
