The commercial real estate industry has been in a period of transformation for years. But S&P Dow Jones Indices REIT index data shows the economic and societal effects of the COVID-19 pandemic are accelerating the dramatic makeover currently under way in the real estate market.

At the end of 2015, data center, tower and industrial REITs in aggregate accounted for 17 percent of the Dow Jones Equity All REIT Index — a broad index covering U.S. equity REITs. By the end of 2019, their share of the index weight rose to 30 percent, and by the end of May 2020, these sectors represented more than 42 percent. Meanwhile, retail REITs dropped from 19 percent of the index to 5 percent.
