“Is now a good time to be an equity investor?” is the question Walton Street Capital’s Robert Bloom, managing principal, and Stephen Sotoloff, senior principal and head of acquisitions, tackle in a sponsor interview published in the May issue of Institutional Real Estate Americas.
“While investors and LPs rightly lament the current illiquidity and disappointing distributions from prior vintage real estate investments,” says Bloom, “today’s macro volatility seems to be creating the market conditions where investors could ultimately be rewarded for leaning in rather than waiting for volatility to abate.”
“It is always difficult to project interest rates, and attempting to forecast them as part of an investment strategy can distract an investor from core industry fundamentals,” says Sotoloff. “For example, it’s more important to focus on questions such as: Can a competitor easily replicate an asset at a lower-cost basis, thereby under
