The housing shortage and a strong renter base that spans multiple generations make demand likely to remain strong in the rental housing sector for the for the rest of the year and beyond, according to a report by Clarion Partners’ Tim Wang, managing director and head of investment research, and Julia Laumont, vice president, investment research, which was published in the October issue of Institutional Real Estate Americas. “U.S. multifamily rents are at all-time highs, and most markets report vacancy rates under 5.0 percent,” note the report’s authors, who suggest commercial real estate investors in the sector should adjust strategies to align with demographic trends, such as the continued in-migration to the Sun Belt markets and strong demand by millennials in the suburbs.
