Managing clients’ investments through separate accounts instead of closed-end funds allows for greater flexibility, particularly in terms of timing ones entry into and exit out of assets and markets. Ascentris considers this ability to take a longer-term view a ‘generational’ approach. In a Q&A with members of Ascentris’ leadership team, published in the September issue of Institutional Real Estate Americas, Gabe Finke, co-founder and CEO; Pat Kendall, partner and managing director; and Tony Breault, managing director, discuss their reasons for this approach and their current strategy in today’s market. “The structure of our separate accounts enables us to take a longer-term view and capture investments whose investment duration may not work so well in a closed-end structure. We can, therefore, focus our sourcing efforts on property types, markets, submarkets and strategies we believe have more robust long-term fundamentals,” says Breault.
