Sagard Real Estate (SRE), a U.S.-based real estate investment advisor and subsidiary of Sagard, announced the $91 million acquisition of 7001 Quad Ave., a 621,144-square-foot Class A distribution facility in Rosedale, Md.
Located in Baltimore County East, the region’s largest industrial submarket, the asset is fully leased to users across food and beverage distribution and third-party logistics. Built in 2004 on 32 acres, the cross-dock facility is designed for high-volume distribution and features modern industrial specifications, including 34-foot clear heights, ample loading capacity, efficient truck circulation and trailer parking.
7001 Quad Ave. is located near the convergence of Interstate 95, I-695 and I-895, approximately five miles from the Port of Baltimore’s Seagirt and Dundalk marine terminals and downtown Baltimore. The location also provides connectivity to Baltimore/Washington International Airport and the broader Baltimore-Washington corridor.
