Platform Ventures enhances commercial real estate investment support for financial advisors

by Released

Platform Ventures has plans to enhance the services it provides to support financial advisors and their clients. In addition to fund-level investments, the firm now supports advisors in managing their clients' real estate portfolios through their 1031 exchange solution.

Built and supported by Platform Ventures (formerly known as Mariner Real Estate Management), the RealtyClub platform uses technology aimed to support financial advisors with commercial real estate services. Whether the resources are used for existing investments or used to evaluate new opportunities, the RealtyClub platform combines high-quality real estate investments with on-demand tools designed to assist financial professionals in the active management of their clients' real estate portfolio.

Platform Ventures, through the RealtyClub Platform, offers the following services within its 1031 solution:

  • Identify replacement properties
  • Connect the property owner with a Qualified Intermediary
  • Provide assistance in underwriting properties
  • Manage acquisition due diligence
  • Provide financing quotes and coordinate closing2
  • Performance reporting
  • Annual tax reporting
  • Day-to-day management services including lease negotiations, property management oversight, and budget preparation

A properly structured 1031 exchange allows a property owner to sell real estate, to reinvest the proceeds in a new property and to defer capital gains taxes. This allows property owners the ability to apply the earning power of the deferred taxes toward the acquisition of a future property(s). Property owners can continue to exchange properties as often as they wish, thus deferring capital gains taxes for many years.

Platform Ventures is a real estate investment management firm and through certain investment management subsidiaries, invests and manages more than $1.1 billion in assets. It has originated more than $950 million of loans located throughout the United States.
