NAV REITs continue to post strong performance

Both listed and non-listed REITs made gains in the third quarter as markets have mostly recovered from the toll of COVID-19 on real estate securities in 2020. Net Asset Value (NAV) REITs posted a strong 7.24 percent return for third quarter 2021 as measured by the NAV REIT Total Return Index conducted by Robert A. Stanger & Co., Inc.

The Stanger NAV REIT Index recovered to its pre-pandemic level during the third quarter of 2020 and has since set a new record high each quarter. NAV REITs continue to outpace their traded counterparts with a cumulative total return of 56 percent over the last 60 months. The momentum of the MSCI US REIT Index Gross Total Return (RMS G) slowed in the third quarter, posting a 0.98 percent total return, following a stellar 12 percent total return in the second quarter. Over the past 60 months, the total return of this broader REIT market index was 39.2 percent.
