Innovatus Capital Partners has acquired The Pinnacle, a five-story office building in the heart of Rancho Bernardo, Calif., a San Diego community that is home to some of the world’s leaders in technology and innovation. LPC West, the West Coast arm of national real estate firm Lincoln Property Co., has been retained to provide property-management services.
The sales price was not disclosed; however, the sellers were Ascentris and Harbor Associates, which acquired the property in 2018. The joint venture implemented a renovation program that included interior and exterior aesthetic improvements, upgrades to the outdoor common area patio, refurbishment of the building lobby, improvements to the showers and locker rooms, and the addition of electric vehicle charging stations. At the time of acquisition, the property was 84 percent leased and trending lower due to known vacates.
