German healthcare investment market delivers strong third quarter

The market for healthcare property in Germany generated an investment volume of almost €2 billion ($2.4 billion) in the first three quarters of 2020, signifying growth of 45 percent compared with the year-earlier period, according to CBRE. This increase was mainly attributable to care homes, which accounted for €1.34 billion ($1.6 billion) and, with a share of almost 69 percent, maintained their dominant position in the asset class as a result.

Transaction volume in the assisted living segment also rose sharply, from €23 million ($27 million) to €378 million ($448 million), which translates into 19 percent of the overall investment volume. The much less stringent regulation in comparison with care facilities enhances the appeal of this sub-asset class for institutional investors. Taken together, clinics and rehab clinics accounted for a share of 8 percent at around €153 million ($181 million), according to CBRE.
