EXCLUSIVE — Harrison Street and Sterling Bay acquire life sciences–anchored development in Boulder County, Colo.

A joint venture between Harrison Street and Sterling Bay has acquired a life sciences–anchored, mixed-use development in Louisville, Colo.

The project development site is situated on 475 acres in Boulder County and is strategically located along Highway 36, the primary thoroughfare connecting Boulder, Colo., and Denver.

The site will include up to 2.6 million square feet of mixed-use space designated for purpose-built life sciences R&D, bio-manufacturing, office and industrial logistics facilities, in addition to a best-in-class tenant amenity center.

Boulder has become one of the top emergent life sciences cluster regions in the United States, following an influx of technology and life sciences companies such as Google, Twitter, Facebook, Eli Lilly, Pfizer and Medtronic. The area is also conveniently located near several large university systems, including the University of Colorado Boulder, the University of Denver and Colorado State University.
