Early insights show European ODCE funds’ capital growth for 2025 turned positive for the first time since 2021

INREV has released the second edition of its recently launched ODCE Flash Report, available only 15 days after quarter end. The one-year rolling return provides an early snapshot of performance for the calendar year 2025 across ODCE funds.

Headline results from the Q4 2025 Flash Report indicate a further increase in quarterly performance:

Total return: 1.19 percent (up from 0.83 percent in the third quarter) Capital growth: 0.41 percent (up from 0.08 percent in the third quarter) Distributed income return: 0.79 percent (stable relative to the third quarter)

The one-year rolling return in fourth quarter 2025 increased to 3.82 percent compared to 0.64 percent reported for the calendar year 2024. The driver for the increase was the capital growth, which turned positive at 0.69 percent, compared to –2.32 percent in 2024.
