Center Capital Partners, a Los Angeles–based platform investor specializing in alternative, niche and fragmented real estate assets, announced the closing of its second fund within the industrial outdoor storage (IOS) sector under its Terminal Logistics platform. The firm raised $125 million in combined equity across Terminal Logistics Fund II and a joint venture partnership. The equity raise gives Center the ability to deploy over $350 million in gross IOS acquisitions.
Terminal Logistics, Center’s latest vertical dedicated exclusively to the IOS sector, is built around the conviction that IOS represents a supply-constrained, fragmented real estate sector with strong structural demand, growing institutional capital and attractive risk-adjusted returns.
