Catalyst, SIII Investments’ acquire four-property industrial portfolio in Sacramento for $51m

Catalyst Real Estate and SIII Investments have acquired the Highway 50 Industrial Portfolio, a four-property collection totaling 402,348 square feet strategically located along Highway 50 in Sacramento.

The financing, provided by Nationwide, was arranged by JLL and supported Catalyst and SIII Investments’ $51 million acquisition of the 19-building multitenant industrial portfolio.

The portfolio includes Franklin Business Park (158,468 square feet), Gold River Business Park (66,970 square feet), Skyway Business Park (151,935 square feet) and Sunrise Gold Business Park (24,624 square feet), all positioned along the major east-west corridor connecting Sacramento with South Lake Tahoe.

Currently operating at 92 percent occupancy, the portfolio houses more than 140 tenants in suites ranging from several hundred square feet to 15,000 square feet, with an average of approximately 2,800 square feet per suite. The diverse tenant composition includes light manufacturing
