by Kali Persall

Barings Real Estate has launched a new fund targeting European real estate debt.

The fund, known as the Barings European Real Estate Debt Income Fund, is a subfund of Barings Umbrella Fund (LUX) SCSp SICAV-RAIF, according to a recent SEC filing.

No equity fundraising target was disclosed, but the filing noted that the fund has already collected $154 million in capital commitments from one investor.

Barings’ overall real estate debt strategy focuses on the direct origination of structured finance products, including first mortgage and mezzanine debt, subordinate positions in senior loans, preferred equity and nonperforming loan strategies focused on relative value, according to the firm’s website.

The firm’s global real estate debt portfolio had $28.3 billion in assets under management as of September 2019.
