Aspect Investment Partners forms senior housing JV with Life Care Services

Aspect Investment Partners has formed a $210 million senior housing joint venture with Life Care Services.

CBRE Capital Advisors acted as the exclusive financial adviser.

The joint venture acquired six senior housing communities based in the Dallas–Fort Worth metro area.

The long-term demographics driving senior rental housing have created opportunities that potentially generate positive risk-adjusted returns. Momentum in the seniors housing space is growing, according to PwC and the Urban Land Institute’s Emerging Trends in Real Estate 2018.

Senior rental households are projected to nearly double over the next two decades, growing from 6 million today to more than 11 million as the baby boomer cohort comes of age and medical advances increase life expectancies.

The 65 and older population will increase by 6 percent of the total population, totaling 75.5 million by 2030, according to the U.S. Census Bureau.
