Arrow Capital launches $690m Australian SIRE fund, focused on industrial assets

Arrow Capital is marketing a new A$1 billion ($690 million) industrial property fund, known as the Strategic Industrial Real Estate (SIRE) Australia fund.

The firm will invest in property alongside a partner that is believed to be Cerberus Capital Management. The relationship builds on a joint venture that was formed in 2019 to manage €2 billion ($2.2 billion) of industrial assets in Europe, known as SIRE Europe.

That strategy acquired A$400 million ($276 million) worth of assets in 12 months, according to Arrow Capital.

The new Australian vehicle will target core and core-plus industrial and logistics assets yielding more than 5 percent, as well as vacant land with lease potential and land to accommodate a build-to-own strategy.

SIRE will focus on urban infill locations across Australia’s major eastern seaboard markets and strategic transport hubs that are benefitting from trends in e-commerce growth and urbanization.
