Ambrose Property Group acquires industrial business park in Denver Metro for $61m

Ambrose Property Group has acquired Ascent Commerce Center, an approximately 33-acre industrial park consisting of 595,000 square feet in three recently constructed class A buildings in Commerce City, Colo., for $61 million. The asset was 45.6 percent leased to four tenants at the time of sale.

Built in 2021, the state-of-the-art, multitenant project sits at the intersection of East 84th Avenue and Tower Road. The project is strategically located within Nexus at DIA, a 240-acre industrial park just west of Denver International Airport.

Cushman & Wakefield’s National Industrial Advisory Group – Mountain West represented the seller in the transaction. Additionally, Cushman & Wakefield Equity, Debt & Structured Finance arranged the acquisition loan.

Ascent Commerce Center consists of three buildings located at 17776, 17956 and 18146 E. 84th Ave. Building I is 154,831 square feet and situated on the west side of the park. Current users include La-Z-B
