by Andrea Waitrovich

A joint venture between Tristar Capital and RFR Holdings has acquired one of Amazon.com Inc.’s Seattle office buildings from developer Vulcan Real Estate for $244 million.

The property, Amazon Phase VII, is a 12-story building located at 400 Ninth Ave. The office space at 400 Ninth is fully leased to Amazon, and the building includes ground-floor retail space leased to Sam’s Tavern.

Seller Vulcan Real Estate was advised on the deal by law firm Olshan Frome Wolosky LLP.

The deal marks the entry into the Seattle market for the buyers. Recently, the joint venture partners Tristar Capital and RFR Holdings sold the Miracle Mile Shops at the Planet Hollywood Resort & Casino, a 501,522-square-foot retail destination mall with street-level retail fronting the Las Vegas Strip
