Accesso has secured $58.2 million in financing for 555 Mangum, a trophy office tower totaling 251,464 square feet in the heart of downtown Durham, N.C.
JLL worked on behalf of the borrower to secure a three-year acquisition loan with two one-year extension options through Rialto Capital.
Completed in 2020, 555 Mangum offers modern office space alongside the top amenity package in Durham, which includes a fitness center; tenant conference center; rooftop amenity lounge; outdoor courtyard; and rooftop sky deck with The Lenny, a Latin American restaurant offering sweeping views of downtown Durham and the ballpark. The 11-story property also features 18,000 square feet of street retail and an 812-space parking garage, allowing for robust long-term supplemental income. 555 Mangum is currently leased to a diverse rent roll with a weighted average lease term of 7.4 years.
