A New Kind of Core-Plus for U.S. Commercial Real Estate
The economic and policy responses to the COVID-19 pandemic have created a unique set of opportunities for U.S. commercial real estate investors. While strong economic growth is expected for the second half of the year, many real estate assets remain priced below long-term trend values, offering the potential for above average appreciation as the economy recovers. As part of that recovery, inflation may also be on the rise, a development likely to support values in asset classes that serve as effective hedges, real estate chief among them. With interest rates near all-time lows, investors may also have the opportunity to lock in attractive income returns for the long term, potentially reducing overall volatility and risk. There are multiple avenues to access these opportunities, including existing acquisitions, value-add activity, and ground-up development, but each comes with a different set of considerations. William Pattison is the head of the real estate research & strategy team within the risk, research & analytics group of MetLife Investment Management (MIM). He is responsible for research and strategy development in support of MIM’s real estate equity and debt platforms. In this role, he works closely with MIM’s real estate regional offices and portfolio managers to craft the strategic house view, drive thought leadership initiatives, project capital market trends, and develop investment strategies that seek to maximize returns while minimizing market, rate, and liquidity risks. As a member of the Investment Committee, William is responsible for reviewing and voting on all U.S. real estate acquisitions.

Adam Ruggiero is a Portfolio Manager of MetLife Investment Management’s (MIM) Real Estate Equity Assets. Since 2019 he has served as MIM’s Head of Client Solutions, working with teams across MIM Real Estate to develop investment strategies designed to meet the individual and collective needs of our clients. Joining MIM in 2015, he served as MIM’s Head of Real Estate Research from 2016 – 2019. In this role he monitored global markets, served on the real estate equity investment committee, and worked with MIM’s regional offices, portfolio managers, and senior leaders to develop customized real estate investment strategies.
