Schroders has sold of One Lyric Square, a prominent office headquarters in the heart of Hammersmith, a district of West London, England, to French SCPI IROKO ZEN.
The virtual freehold property comprises 103,374 square feet of class A office space and is fully let to The Office Group (TOG). The building offers a weighted average unexpired lease term (WAULT) of 12.9 years, with no breaks, delivering secure long-term income.
Originally developed in the 1970s, One Lyric Square underwent a comprehensive £32 million ($43 million) refurbishment in 2018, establishing itself as a quality, modern workplace destination.
Knight Frank advised the buyer on the acquisition. The transaction marks Knight Frank’s 10th deal with Iroko and Iroko ZEN’s fourth London acquisition since 2024, highlighting continued appetite from international investors for long-term income, and well-located London assets.
