Quantum launches new German residential fund

Quantum Real Estate has launched a new German residential Spezialfonds with an equity fundraising target of €500 million ($560 million).

Habitare II will invest with core strategy in residential property in German metropolitan regions with a demand surplus for rental units. Currently, Habitare II has pledged overall capital of €150 million ($170 million).

Habitare II is the successor of Habitare I, which launched in 2005 and is fully invested with a volume of about €1 billion ($1.1 billion). The fund was structured into three sub-segments: new construction, and high-quality and return-oriented existing properties. The target locations included the top six locations in Germany: Cologne, Düsseldorf, Frankfurt, Hamburg, Munich and Stuttgart. Investments also focused on medium-sized cities in the metropolitan regions of western Germany.
