by Andrea Waitrovich

Catella Real Estate has raised €155 million ($169 million) on behalf of its open-end special fund, Panta Rhei Dutch Residential, launched in 2015. The fund will invest in residential properties in the Netherlands.

The fund raised equity capital from six institutional and professional investors. With leverage, the fund has total investment potential of approximately €260 million ($283 million).

To date, the fund has invested €79.3 million ($86 million) in seven properties across the Netherlands — in Eindhoven, Leidschendam, Nijmegen, Rijswijk, Rotterdam and Utrecht-Nieuwegein — with a lease rate of almost 98 percent. Additional properties are expected to be acquired before year-end for an additional €20 million ($21 million).

Overall, Catella Real Estate manages approximately €1.5 billion ($1.6 billion) in European residential property mandates, according to Henrik Fillibeck, managing director at Catella Real Estate
